If you enter and manage your rental listings directly through StreetEasy Agent Tools, you can enable total monthly price at the individual listing level. Total monthly price is the all-in monthly cost of renting a unit, calculated as base rent plus any fixed required monthly fees. When enabled, it displays as the primary price across StreetEasy search results, listing detail pages, and more, giving renters a transparent view of true affordability upfront.
Note: Total monthly price must be explicitly enabled by you or your account admin. It does not publish automatically, even when required fee data is already present. Listings where total monthly price is not enabled will continue to display base rent.
Steps: Direct Entry via Agent Tools (Listing Entry)
Use this method if you’re a real estate professional that enters and manages your rental listings directly through StreetEasy Agent Tools.
- Log in to your StreetEasy agent account and hover over Agent Tools in the top navigation. Select My Listings.
- The first time you visit My Listings — Rentals after Total Monthly Price is enabled, you'll see an educational modal introducing the feature. Review it, then dismiss it to proceed.
- Find the rental listing you want to update and click Edit.
- Navigate to the Costs & Fees tab within the listing editor.
- Review the Total Monthly Price calculated field, which displays as a read-only value showing base rent plus any required monthly fees you've entered. Confirm the fees and total monthly price calculation look correct or make sure your base rent already includes all required monthly fees.
- Toggle Enable Total Monthly Price to the ON position. The default state is OFF. Once enabled, total monthly price becomes the primary advertised price on your listing.
- Click the Save button in the top right corner. total monthly price will now display as the primary price for renters across search results, the listing detail page, and other StreetEasy surfaces.
To verify your listing is showing total monthly price:
- Return to My Listings. The listings table shows base rent, total monthly price, and a total monthly price-enabled indicator per listing.
- To disable total monthly price at any time, return to the Costs & Fees tab and toggle it back to OFF. Your listing will revert to displaying base rent as the primary price.

Frequently Asked Questions
What fees count toward Total Monthly Price?
Only fees that are "required", "monthly", and “fixed” are included in the total monthly price calculation. For example: mandatory utility charges, required internet fees, or required insurance fees. Optional and variable fees are not included.
What if I don't have any required monthly fees?
You can still enable total monthly price. If no required monthly fees are entered, total monthly price will equal your base rent and will display accordingly on the listing.
Will enabling Total Monthly Price affect price history or net effective rent?
No. Price history, price changes, and net effective rent will continue to reference base rent. total monthly price is shown as the primary advertised price only.
Can I enable Total Monthly Price for some listings but not others?
Yes, for direct entry and FRBO listings, total monthly price is toggled at the individual listing level. For feed partners, the StreetEasy support team can enable or disable total monthly price at the company level across a portfolio.
Where will Total Monthly Price be visible to renters?
When Total Monthly Price is enabled, it displays as the primary price on search results pages, listing detail pages (HDP), building detail pages (BDP), the homepage, My Activity, agent profiles, and in StreetEasy email alerts, providing renters with a consistent view of the total cost throughout their search.
