As an Expert, you’re required to provide the details of your transactions sourced from the program to StreetEasy. For more information on reporting transactions, see our Program Performance Standards.
You can manage your transactions on desktop or the Agent Tools app for iOS or Android. Here’s how to report a new transaction, update a transaction’s status, and view, edit, or delete a transaction.
How to report a new transaction
Within 24 hours of a deal going into contract, update the connection status to In Contract. Doing so will initiate communications with our Transactions team, who will ask you to do the following:
- Send a copy of the executed contract and commission invoice or deal sheet to experts@streeteasy.com
- Upon request, provide additional documents supporting the commission due to you
Step 1: Create transaction
On desktop, when you update a connection status to In Contract, you’ll be prompted to create a new transaction:
Complete all fields and click SAVE. In the banner that appears, click VIEW TRANSACTION DETAILS.
You’ll be taken to the Transaction Details page, where you’ll see the option to provide the following information. Make sure all the details are entered correctly. Dollar amounts should match the executed contract.
- Brokerage and Agent Details
- Agent Representation: Buyer or Seller
- Agent Commission
- Direct Concession to Client (optional)
- Buyer / Seller and Property Details
- Buyer Name
- Seller Name
- Property Address, Unit, City, State, and Zip Code
- In Contract Date
- Anticipated Closing Date
- Closing Price
- Listing URL on StreetEasy
- Additional Notes to StreetEasy
SAVE the transaction when finished.
On the Agent Tools app, update the connection status to In Contract and then tap CREATE TRANSACTION.
You’ll be taken to a form where you can fill in the transaction details. Complete all fields and save when finished.
Step 2: Update the status of your transaction
After creating and saving your transaction, you can update the transaction’s status as it progresses. Experts are expected to keep the transaction’s closing date accurate — doing so will help our Transactions team communicate with you at the appropriate time.
On desktop, go to Experts > Transactions, find the transaction, open the menu on the right and click EDIT TRANSACTION DETAILS.
This will take you to the Transaction Details page. At the top, you’ll see a dropdown where you can select a transaction status:
On the Agent Tools app, go to Experts > Transactions, find the transaction and tap EDIT DETAILS. You’ll be taken to the Transaction Details, where at the bottom you can tap to update the transaction status:
The possible transaction statuses are:
- In Contract – Offer has been accepted and contract countersigned by both parties
- Sale Closed – Closing is complete
- Renegotiating – Terms of the contract are being negotiated
- Deal Lost – Deal is no longer on the table and has been lost
Once the sale has taken place and all required information and documents have been provided, you’re required to update the status of your transaction to Sale Closed. This will kick off the billing process and your brokerage will be invoiced for the transaction.
NOTE: Once you mark a transaction as Sale Closed or Deal Lost, you’ll no longer be able to edit the transaction details.
How to view and edit your transactions
You can edit transactions with a status of In Contract or Renegotiating. Once a transaction is marked as Sale Closed or Deal Lost, you can view the transaction details but no longer edit them.
There are two main ways to view or edit a transaction:
Transactions page
Go to Experts > Transactions on desktop or the Agent Tools app. On desktop, find the transaction in the list, open the menu on the right and click EDIT TRANSACTION DETAILS.
On mobile, find the transaction and tap EDIT DETAILS.
This will take you to the Transaction Details page, where you can edit any field that is not greyed out. Be sure to save the transaction when you’re finished.
Follow these same steps to view the details of a transaction marked as Sale Closed or Deal Lost. You’ll be able to see the transaction details, but the information cannot be edited.
Connections page
Go to Experts > Connections on desktop or Agent Tools and find the correct buyer or seller for the transaction. On desktop, click EDIT TRANSACTION to be taken to the Transaction Details page, where you can view or edit the transaction depending on its status.
On Agent Tools, open the Connection Details and go to the Transactions tab. Tap VIEW DETAILS to view or edit the transaction.
How to delete a transaction
Deleting a transaction is only to be used if you accidentally report a duplicate transaction. If the deal is lost, please instead update the transaction status to Deal Lost.
You can delete a transaction with a status of In Contract or Renegotiating. Go to Experts > Transactions on desktop or Agent Tools. On desktop, find the transaction, open the menu and click DELETE TRANSACTION.
On Agent Tools, find the transaction and tap DELETE TRANSACTION.

What is considered an Experts transaction?
An Experts transaction is a transaction that originates from a connection received through the Experts program.
How is the Success Fee of a transaction determined?
The Success Fee is determined by the terms of your Experts contract and the closing price and commission of the sale, verified against the copy of your closing documents.
How will I be invoiced for the Success Fee?
Your brokerage will be invoiced directly for the Success Fee of your transaction.
