What does total monthly price mean on a rental listing?
Total monthly price is the all-in monthly cost of renting a home, calculated as base rent plus any required fixed monthly fees, such as utilities, internet, or insurance. When a listing displays the “Total monthly price” badge, it means the housing provider has confirmed that the price shown is a complete and accurate representation of total monthly costs.
Listings without the badge will be labeled “Fees may apply,” meaning there may be additional required fees not included in the displayed price. For those listings, we recommend viewing the costs and fees breakdown or contacting the housing provider directly for a full breakdown.
When total monthly price is available on a listing, it appears consistently across StreetEasy, including search results, listing detail pages, saved listings, and email alerts, so you always have a clear view of costs throughout your search.
Why is StreetEasy showing total monthly price?
Required monthly fees can add hundreds of dollars on top of base rent, but have historically only been discoverable by digging into a listing’s details or later in the process. Total monthly price brings those costs to the surface upfront, so you can compare listings on true affordability from the start.
Not all listings will show total monthly price right away. It is displayed when a housing provider has opted in and confirmed their fee data.
What about the Costs & Fees breakdown?
Every StreetEasy rental listing includes a detailed Costs & Fees breakdown. You can access the breakdown by selecting the ‘see cost breakdown’ link under the listing price.
This tool shows which charges are required vs optional, when they are paid, and which may vary based on usage, giving you a full picture of potential costs before you contact a landlord. For example, fees for pets or parking will be itemized as optional so you can factor them in based on your situation.
