Overview
The comps tool in StreetEasy Agent Advantage℠ helps you quickly build thorough comps reports and turn them into polished, branded reports you can use directly in seller conversations. It is designed to reflect how you already run comps—just faster, more visual, and backed by exclusive StreetEasy buyer behavior data.
How to build a report
1. Start your search
- Start by searching for the property you want to run a comparable search for.
- When you see it in the results, click Find comps.
2. Use filters to narrow your results
The filters panel is where you’ll do most of your work—so we designed them to be thorough and scannable.
Key filters include:
- Location: Choose NYC neighborhoods, or use Draw area to outline a custom area on the map.
- Building type
- Layout & size
- Sold date: Use common ranges (last 30, 90, 180 days) or set a custom range.
- Listing status: See which listings have closing records available, including homes that traded off market.
- Price and price per square foot
- Building details
- Home details: Including renovation status, floor, views, and key features.
Important notes:
- You can include estimated square footage. When square footage is estimated, price per square foot is also estimated.
- Estimated fields (like renovation status and floor) are clearly marked, so you can see what’s modeled vs. explicitly reported.
When you’re done applying filters, click View results to update your comps list. Results do not update automatically as you click each filter.
3. Scan results and customize the table
On the results page, you’ll see a table of potential comps.
You can:
- Sort by most columns.
- Show or hide columns so the table focuses on what matters most to you.
On smaller screens, the table scrolls horizontally. Key columns (like the listing photo and address) stay pinned so you don’t lose track of which home you’re viewing.
4. Select comps and review “Selected comps”
As you find strong comps, select them. Each selected home is added to Selected comps in the top-right corner.
There, you’ll see:
- How many comps you’ve selected
- The price range across your selected comps
- The average price across your selected comps
Click Selected comps to review your list and remove any comp instantly. The panel and the results table stay in sync—removing a comp from Selected comps also deselects it in the results.
If you select many comps, the Selected comps panel becomes scrollable so you can review everything without losing your place on the page.
5. Create your report
When you’re ready, click Create report.
You’ll go to the report builder page, which has two main parts:
- Sidebar controls: Where you fine-tune your report settings and content.
- Live PDF preview: A real-time preview of your final PDF.
Every change you make in the sidebar updates the preview automatically. You can’t edit directly in the preview—it’s a live rendering of what your exported PDF will look like.
6. Customize the cover page
At the top of the sidebar, you’ll start with the cover. Here’s what you can adjust:
Cover image
- You can upload your own image, whether that’s a property photo, your branding, or a custom visual.
- There’s no cropping or editing—what you upload is what appears. If it doesn’t look right, simply choose another image.
Client name & report title
- You can personalize the report with the client’s name and a custom report title.
- This helps frame the document exactly how you want—whether it’s a pricing analysis, valuation summary, or pre-listing package.
Description
You can also add a custom description. Use this to:
- Set context
- Explain your approach
- Reinforce your expertise
Character limits are in place to protect the layout, but you’ll have enough room to shape the message.
7. Control the comp stats section
Next, you’ll see key summary statistics:
- Average sale price
- List-to-sale ratio
- Days on market
- Average views, saves, and shares
You can toggle these on or off. If a stat supports the story you want to tell, keep it in. If it doesn’t fit the conversation, turn it off.
8. Customize the map page
The second page of the report includes:
- A map showing your selected comps
- Numbered markers that match the listings in your report
Each comp is numbered so it’s easy to reference specific listings in conversation. The map automatically adjusts its zoom to fit your selected comps. If you have more comps than fit on one page, they’ll continue onto the next page automatically.
9. Edit individual comps
Each comp has an edit option where you can:
Add a note
- Add commentary directly to a specific comp so you can:
- Explain unique circumstances
- Clarify renovation differences
- Call out building nuances
- Capture your own expertise
- Your note appears directly beneath the comp details in the final report.
Adjust the price
- You can enter up to five adjustments per comp.
- The tool calculates a Suggested price by combining:
- The sale price (or listing price if no sale price exists)
- Your price adjustments
- If you adjust prices, the summary statistics update accordingly. The average price recalculates based on your adjusted values so the report stays internally consistent.
A quick note on snapshots
- When you create the report, the data becomes a snapshot:
- If a listing’s price changes later, your report does not auto-update.
- What you generate is preserved as it existed at the time of creation.
This protects the integrity of the document you share.
10. Final export
From the top bar, you can:
- Download the final PDF
- Return to search
Once you leave the editing session, your report is saved to your comp history.
