Overview
The enhanced version of Listing Insights is a Signature-only upgrade to the existing Listing Insights tool. It is a more robust dashboard that helps you analyze listing performance against market benchmarks, customize views, and turn that data into seller-ready recommendations for pricing and marketing decisions.
With the enhanced version comes a few new features, including a ‘Manage Competitive Set’ & ‘Create PDF’ feature. Here is how to use them.
1. Competitive landscape & ‘Managing your Competitive Set’ - Listing Insights aggregates your competitive set into a single view so you can see:
- Performance for similar on-market, in-contract, and off-market listings: views, saves, and shares
- Important adjustments that on-market listings are making to their strategy (purchasing StreetEasy advertising [e.g. Featured Listings], changing pricing, hosting open houses)
We start you off with an initial set of competitive listings, but you have the ability to customize which competitors appear in your view. This saves you time spent on manual cross-referencing, gives you a clear picture of your position in the market, and helps you adjust strategy by leaning into successful moves competitors are making.
How to manage the competitive set in Listing Insights:

Open the competitive set controls
- Select Manage competitive set at the top-right of Listing Insights
- Or scroll to the Competitive landscape section and select Manage competitive set there.

Add or remove comparable listings
- To add a listing to your competitive set, select + Add comparable listing and add the listing link you want to include in the set.
- To remove a listing from your set, deselect the active listing you no longer want included.

Save your updated set
- When you’re finished making changes, select Save set to update your competitive landscape and apply the new competitive set to your insights.
Note: To view your competitive set’s data, add at least 5 listings.
2. Creating a customizable PDF of your Insights dashboard - Listing Insights also allows agents to share seller-friendly reports (PDFs) in their listing presentations or seller conversations that translate performance and benchmarks into a narrative your seller can understand.
How to download and customize a seller-facing report from Enhanced Listing Insights:

Open the PDF view
- Select Create PDF at the top-right of your Enhanced Listing Insights dashboard.
- This opens the seller-facing report view.

Hide any data you don’t want to show
- In the sidebar, hover over the specific metric or data block you’d like to remove from the report.
- Select the Eye icon to hide that data from the seller-facing report.
- To show it again, select the Eye icon once more to resurface it.
Remember: you own the narrative. If certain data might confuse a seller or create unnecessary concern, you can choose not to include it in the report.

Download the customized report
- Once you’re satisfied with what’s included, select Download PDF to save or print the seller-facing report.
